    ORI Management provides a solution for every aspect of property management. From preparing vacancies, to aggressive marketing, to tenant management and lease enforcement, to coordinating any and all maintenance, to accounting services… we do it all.   • How long have you been in business, and how many properties do you manage?

    Although ORI Management was established only recently, our management operation started over 30 years ago. We currently manage hundred of doors and thousands of square feet of residential and commercial real estate.
  • What types of properties do you manage?

    Our experience ranges across all residential and commercial properties including but not limited to single family homes, multifamily, office, retail, industrial, as well as HOA management.
  • What are your fees?

  • How long is your management contract?

    Our management contract is month-to-month. We don’t ever want our clients to feel stuck or unhappy, and we thrive on consistently earning your business. The contracts are monthly, but our client relationships are long-term.
  • Are there any additional fees associated with your contract?

    We offer different packages for your needs. If you only want to pay one fee and never have to worry about paying additional fees, we have a package for you.   • What documents do I need to start management services?

    When signing up, we provide you with a thorough checklist of items needed in order to start management. You can view that HERE. Typically, we need full info on your current residents (including leases and contact information), some tax information, and proof of property insurance.
  • How soon can you start managing my property?

    Once we have the items from our checklist and a management agreement in place, we can start right away - usually within a few days of contract signing.
  • How do you handle the management transition?

    Communication during a management transition is crucial. We contact each of your tenants to introduce ourselves and make sure they are properly on-boarded to our system. If you have a current property manager or other management company already in place, we can work with them to get pertinent information and materials.
  • When and how do I get paid as a property owner?

    We pay all of our owners via ACH electronic payments between the 20th-23rd of each month. This gives us time to collect rents, ensure all property bills are paid, reconcile your accounts, and provide you with accurate accounting.
  • What types of reports do I get and how often?

    We offer very robust reporting. In addition to a general financial statement and copies of all paid invoices, we provide a Rent Roll, a General Ledger, Payables Summary, YTD Income Statement and more. Feel overwhelmed? We can tailor your reporting to include only the reports you want to see. Need more info? We can customize reports to include any additional details you require.
  • How do you screen potential tenants?

    We collect rental applications from all potential residents over the age of 18. For those individuals, we run a full background check - including credit score, credit history, criminal record search, and an eviction and collection search. We then verify income by looking at proper documents, such as a W2 or tax information, and confirm employment from their employer. Finally, we verify their rental history with their previous landlords. The amount of information we process and personal references we collect ensure only the very best individuals are placed in your home.
  • Do I participate in the lease approval process?

    Once we find applicants that meet or exceed the above criteria, we inform you prior to any lease signings. Because our screening process yields only fully qualified candidates, there is no need for you to be much more involved than simply being happy that we found the right people for you!
  • How does the “Leasing Guarantee” work?

    If we don’t have a signed lease agreement within 21 days of when the property is listed, we cut our leasing fee in half. If it’s still not listed a week after that, we waive our fee completely. The only stipulations are that ORI Management needs to set the recommended rental rate, and the property needs to accept pets. Visit our Guarantees page
  • What residential lease do you use?

    We use a CAR Residential Lease, which is industry standard and is updated every 6 months.
  • Do you handle evictions?

    Absolutely! From serving the property notices all the way through representing you in court, ORI Management can handle the process for you completely. Additional costs, such as court fees, may be incurred as a result of the process.
  • How do you handle maintenance calls?

    All tenants are able to place service requests by calling their management contact directly as well as utilizing their online portals day or night. After receiving a service request, we will arrange a time that works with the tenant and vendors to schedule a work order.
  • Will I be asked before work is done on my property?

    Typically ORI Management's internal team works to schedule any maintenance work without the involvement of the property owner. If maintenance reaches an amount or severity level above a predetermined limit, then our process is to inform and involve the owner. This is different for every client.
  • Do you get multiple bids for each maintenance request?

    When work is expected to be over $1,000, we do source multiple bids for work. Frequent maintenance requests are under $1,000 thereby enabling us to stay knowledgeable on the latest market prices.
